At Smart City Realty we give the seller two main choices on how to sell your property:

 

1) Traditional Service where the seller pays a commission to have an Agent sell their home on their behalf. Commission rates are always negotiated.  Full service includes such features as For Sale Sign, Professional Photography, Measuring of rooms, Showings, Open Houses and the Recording of all necessary items. Until further notice, any home and property listed by Broker "Michael Kostiuk" will have 100% of his commission donated for Humanitarian Aid for Ukraine. 

 

2) "For Sale By Owner" (also  known as F.S.B.O.) where Smart City Realty Inc. charges a "Flat Fee" to list your home home on MLS and Realtor.ca.   The fee includes For Sale Sign, professional photography, measuring of rooms and the recording of all necessary items.  Prices starts at $1999.00. 

 

Expert Photography

Our Brokerage uses Experts in Photography to show your home on the internet , Social Media and in printed brochures to maximise its selling appeal.

 

Home Staging

Other services Home staging and virtual staging are added services that can help market homes that are empty, or to make them more up to date. Extra fees are required for these services.

 

After Sales New Buyer Insurance

Insurance for appliances are available for new home buyers to help with minor repairs in the first year of occupancy. This type of feature is unique and can help market your home to first time buyers. Extra fees are required for this service.

 

No unaccompanied viewing.

Unless you as the seller specifically advises otherwise, our Brokerage's policy is to have the listing Sales representation or Broker to accompany every person who requests to view your home.  This means restricting the use of Lock Boxes to our Brokerage Employees only.

 

Open House Security.

Our Broker will require photo ID of any person who visits your home for an Open House. This includes having all visitors sign a visitor register. All visitors will be personally guided through the home to ensure the security of your premises. No unauthorised photography will be allowed during open homes to ensure your privacy. We do not allow private photography since "Professional Photography" of the home and property has already been supplied to all interested buyers on the Realtor.ca Website and through the open house brochures.   We do this so that your property remains secure and all visitors respect you home.
